Detached house plots
The city sells and leases self-build plots for detached houses through annual application rounds. Leaseholders can later claim ownership of their leasehold plot. Participation for the 2025 plot draw has ended. The next plot sdraws will be announced on this website and possibly on social media and in newspaper advertisements.
Plot draw of 2025 (The application period has ended)
The city of Espoo sells and leases self-build plots for detached houses through plot draws. 22 plots are planned to be handed over through the plot draw in autumn 2025. The basic information and maps can be found in the attached files at the bottom of the page.
The application period for plot draw begins on September 1st and ends on October 6th at 1:00 PM.

The city will hand over plots from the following city districts (local plan areas): Kurttila (Kallvik I) 3 plots, Perusmäki (Kalliomäki) 3 plots, Henttaa (Lillhemt) 2 plots, Lintuvaara (Lintulaakso II) 2 plots, Kalajärvi (Kalajärvenkallio) 2 plots and Kurttila (Mäkitupa), Latokaski (Kaskihaka), Kilo (Puistomäki) and Kalajärvi (Alaniemi) 1 plot, i.e. a total of 16 plots.
The plot applicant has the opportunity to choose whether he or she wants to buy or rent the plot.
The plot application is based on a lottery. Priority in the lottery is given to applicants from Espoo, i.e. those whose municipality of residence according to the population information system has been Espoo since 1st January 2025.

In the plot draw service(external link, opens in a new window), you can browse plots and participate in the plot draw starting on September 1, 2025 at 9:00 AM. The plot draw on October 6, 2025 at 1:00 PM.
Add a detached house plot or plots (omakotitontti) to your basket and submit a plot application by filling in the applicant's information. Arrange the plots in numerical order so that the plot you are most interested in is number 1, and so on. If the lottery is in your favor, you will receive a reservation notification and agree to pay a reservation fee (€2,000). There are no longer any separate plot selection events, so familiarize yourself with the plots during the application phase. If you want to delete or edit your application while the application period is ongoing, you can request it by emailing matias.j.rajala@espoo.fi

You must be an adult private individual to participate in the plot draw. The application is personal. Priority in the draw, i.e. in the first draw basket, will be given to applicants whose municipality of residence has been Espoo without interruption since 1 January 2025.
Updated information: We want to clarify some practical matters related to the renewed plot application process, especially for couples and other people intending to build a house with someone else.
The plot application is personal. The city does not have information about the relationships or living arrangements between applicants.
Examples for couples and other co-builders:
The basic principle is that each applicant agrees to lease or purchase the plot they are allocated as a result of the plot draw. In a situation where both members of a couple have applied for multiple plots and both happen to be lucky with different plots, each will be offered a different plot. In this case, both will have to pay the €2,000 reservation fee. However, both parties cannot be listed as buyers/leaseholders on both plot contracts, because an applicant may only be a contracting party to one lease or deed of sale. Each applicant may still acquire their own plot, since the application is personal.
If an applicant is successful in the draw, they must notify the city of the individuals with whom they will lease or purchase the plot. The applicant must be included in the lease or deed of sale. The lease or deed of sale may not include any individuals who have, after 3 June 2019, received an undeveloped plot through the plot application process or permission from the city to purchase or take over a plot from another person who held the leasehold or ownership of that plot.

Those planning to build a house together should carefully consider how they submit their applications, as the reservation notice and invoice will be sent to all successful applicants. The plot draw will take place from October 6th to October 10th. During the same week, all applicants will be notified whether they received a plot or not. The reservation invoice will be sent to the address of the plot recipients.

The plot must be connected to the water supply network when the connection points are in the immediate vicinity of the plot. Plot branch pipes are the property of the plot leaseholder/purchaser, who must cover the building-specific work and material costs associated with connecting to the water and sewer networks. The City of Espoo and Helsinki Region Environmental Services (HSY) are not obliged to provide a connection point at the boundary of the plot, but some of the plots may have a connection point. A fee based on the HSY price list is charged for pre-constructed branches when a customer starts using them.
The plots are different in terms of public utilities. Some of the plots for detached houses have a connection point to the water and sewer network at the boundary of the plot, but some do not. The future leaseholder/purchaser must be aware of this and check the connection points to the water and sewer network.
