Espoo is looking for a buyer for the old Bemböle skola school – new construction will be enabled in the northern part of the plot

Bemböle skola is an old, protected school building located in the block area of public buildings. A local detailed plan amendment is currently underway in the area, which will enable the school building to be converted into business, service and office premises, for example. In addition, the construction of commercial and service facilities or offices in the northern part of the plot will be made possible.

The aim of the call is to find a buyer for the old school building in Bemböle, who is committed to renovating it for the intended use. In the assessment of applications, the city emphasises the plans drawn up for the building and their suitability for a building of cultural-historical value.

Central location in terms of transport connections

The site is located in the Järvenperä district, in the village of Bemböle, along the historic King’s Road (Kuninkaantie). The location is central in terms of transport connections, with both Ring Road III and the Turku Motorway in close proximity. The Oittaa recreational area is also located nearby.

The area of the entire property is approximately 9,200 square metres. It is possible to plan moderate new construction with approximately 1,000 square metres of gross floor area, in the northern part of the property. The possible permitted building volume will be specified in connection with the planning.

The two-stage call for proposals is open to all and may be entered by individual applicants or consortia of multiple actors. The city will select the projects it considers the best and most feasible for the second stage. Among them, the applicant who has submitted the highest purchase offer is proposed as the recipient of the planning reservation. The final decision on the selection is made by the City Board Business and Competitiveness Subcommittee.

The application period ends on 7 September 2026. The applicant must participate in the presentation at the site before submitting the application.

The applicant can rent either the area consisting of the former school building and its yard or also the area that enables new construction.

After the local detailed plan amendment has been confirmed, the buildings will be sold to the applicant with a land lease right. The plot may be purchased, once the project planned for the site, the renovation and conversion work to the building and any potential new construction have been completed.

The same architect also designed the Parliament House

School activities in the building ended in 2022. The school building was completed in 1923 and designed by Architect Johan Sigfrid Sirén, who is best known for designing the Finnish Parliament House. The architecture of the red brick school building exhibits features of both Classicism and Swedish Baroque style. 

The gross floor area of the two-storey building is approximately 960 square metres. The building requires renovation.
