Espoo seeks operator for commercial plot in Lommila

The City of Espoo is seeking an operator to carry out activities in line with the detailed plan on a commercial plot and in its protected buildings in Lommila. The plot also allows for the construction of a new building.

The plot is located in a central transport location next to Ring Road III and Turunväylä. The address of the plot is Nedre Gloms 2. A Motonet superstore is located on the adjacent plot.

The area of the plot is approximately 3,000 m2, and the permitted building volume for a new building is 450 gross m2.

The city sought an operator for the plot last year through an open application procedure, which did not produce results. This time round, the application procedure is ongoing, and the city reviews applications in the order they are received. The application procedure ends once a suitable project is found, but not before 30 September 2026.

Two protected buildings

There are two buildings on the plot that are protected by the detailed plan and have cultural and historical value. The buildings are intended for non-residential use. The larger one, the old main building of Nedre Gloms, is one of the few preserved buildings in Espoo built in the early 18th century. The other building on the plot dates back to the 19th century. The buildings are in very poor condition.

The minimum requirement in the application procedure is that the operator must renovate the former main building of Nedre Gloms (170 gross m2) and repair the exterior of the smaller building (50 gross m2). The application must also include activities to be launched in the old main building of Nedre Gloms.

When assessing the applications, the city will appreciate projects that make the best use of the protected buildings on the plot.

The commercial plot will be leased to the recipient of the reservation. The plot can be redeemed during the lease period once the new construction project planned for the plot and the repairs and modifications of the protected buildings have been completed.

The Business and Competitiveness Subcommittee of the City Board will decide on the recipient of the reservation.
