Espoo seeks buyer for old Kungsgårdsskolan buildings in Kurttila

The City of Espoo is looking for a buyer for the old, historically valuable buildings through an open application procedure. The buyer will be required to renovate the buildings and introduce new activities in them. The plot is located approximately 700 metres from the Kauklahti railway station and some 550 metres by road from Kauklahdenväylä.
The address of the plot is Hans Westerlundin tie 7. The plot includes a former school building, which is protected under the detailed plan, as well as an outbuilding, which was used as the school’s cafeteria. The area of the plot is approximately 4,100 m2, with a permitted building volume of 1,200 gross m2.
The application procedure is ongoing, and the city reviews applications in the order they are received. In the evaluation of applications, emphasis is placed on the plans prepared for the buildings and their suitability for the premises.
The application procedure ends once a suitable project is found, but not before 31 August 2026. An application round was held for the buildings last year, but no applications were received at that time.
Applicants may also apply for the adjacent, mostly unbuilt plot
The school building was completed in 1910 and extended in the 1980s. The outbuilding was completed in 1911 and converted into the school’s cafeteria in 1953. School activities on the property ended in the summer of 2022, and the buildings have been vacant since then.
The school building is 1,030 gross m2 in size, and the outbuilding is 107 gross m2 in size. The buildings require renovation as well as alterations for their intended future use.
Using the same application, applicants may also apply for the adjacent plot, which contains the school building’s waste shelter. The plot has no other buildings besides the waste shelter, and the area of the plot is approximately 7,200 m2, with a permitted building volume of 900 gross m2.
In the current detailed plan, the plot is designated as a block area for service buildings. However, a detailed plan amendment is being prepared for the area, and the project can be included in the amendment process.
If the project does not require a plan amendment or a deviation decision, the possibility to lease the land and purchase the buildings directly will be proposed for the project.
The final decision on selling the buildings, leasing the land and, if necessary, granting a planning reservation will be made by the Business and Competitiveness Subcommittee of the City Board.
