Application period for detached house plots begins in Espoo – most of the 53 plots available are in Perusmäki
As in previous years, the City of Espoo is organising a detached house plot draw intended for private individuals. The application period starts on 1 October and ends on 2 November.
A total of 53 plots will be available for application this autumn, 34 of which are in Perusmäki. Of the plots in Perusmäki, 33 are located in the nature-friendly and developing Gobbacka area, and one is in Kalliomäki, another area with mostly detached houses.
In addition, there are four plots in Espoonkartano, three in Vanttila, three in Kurttila and three in Kalajärvi. Henttaa and Latokaski have two plots available each. Laaksolahti and Viherlaakso both have one plot available.
All the plots are located in popular areas with mostly detached and row houses. Applicants can choose whether they wish to lease or purchase the plot. In last autumn’s application round, the majority of the plots were leased.
The plots’ sizes vary from 687 to 1,184 square metres, with a permitted building volume of 130–353 gross square metres.
The City Board’s Business and Competitiveness Subcommittee decided on the plot draw and its terms at its meeting in June 2026.
One application per household
This year, Espoo has revised the rules of the plot application process. Among other changes, applicants’ credit information will be checked before the lease or deed of sale is signed. A plot will not be allocated to anyone with a payment default entry in their credit information.
The city also made changes to the application process last year to make it smoother. Applicants must rank the plots in order of preference already at the application phase. In previous years, applicants selected plots at separate plot selection events in the order determined by their draw numbers.
When applying for a plot, the applicant agrees to pay a processing and reservation fee of EUR 2,000 if they receive a plot in the draw. The fee will be charged even if the applicant does not accept the offered plot.
Any plots that become available due to cancellations will be offered to applicants on the waiting list in the order determined by the draw results.
Each household may submit one application, and all applicants must be included in the same application. This also applies to couples and other applicants who do not live at the same address during the application period but intend to build together.
The city will not allocate a plot to an applicant who has already received an undeveloped plot from the City of Espoo in any of the last five application rounds.
