Espoo is seeking an operator for a commercial plot in Lommila

The City of Espoo initiates a two-stage open call to seek an operator to conduct activities according to the detailed plan on a commercial plot with protected buildings in Lommila. The address of the plot is Nedre Gloms 2.
The plot has a permitted building volume of 450 square metres of floor area for new construction. The area of the plot is approximately 3,000 square metres.
There are two buildings on the plot that are protected by the detailed plan and have cultural-historical value. The buildings are currently used as commercial buildings, and it is not possible to use them for housing. The larger one, the old main building of Nedre Gloms, is one of the few preserved buildings in Espoo built in the early 18th century. The other building on the plot dates back to the 19th century. The buildings are in very poor condition.
The minimum requirement of the open call is renovating the former main building of Nedre Gloms (170 floor square metres) and repairing the exterior of the smaller building (50 floor square metres). The application must also include activities to be launched in the old main building of Nedre Gloms. When assessing the applications, the city will appreciate projects that make the best use of the protected buildings on the plot.
Applications will open on 27 August and close on 24 November 2025 at 12 noon. More detailed information on the site and participating in the open call is available on the Espoo website.
Projects assessed as the best and feasible based on the applications will be selected for the second round of the call. Those selected for the second round will be interviewed. The Business and Competitiveness Subcommittee of the City Board will decide on the recipient of the reservation.
The commercial plot will be leased to the recipient of the reservation. The plot can be redeemed during the lease period once the new construction project planned for the plot and the repairs and modifications of the protected buildings have been completed.
