Several industrial plots available in Kulmakorpi

Kulmakorpi is an undeveloped industrial area in the Kolmperä district, near the Ämmässuo landfill. The City of Espoo is launching an application procedure to find operators to carry out business operations in the area in accordance with the detailed plan. There is a demand for industrial plots, but not many are available in the capital region, so the Kulmakorpi area will respond to this need.

Kulmakorpi is an entirely new industrial area, conveniently located along the Turunväylä motorway. The area is close to the Ämmässuo landfill and excavation and soil dumping sites. There are no residential neighbourhoods nearby, so industrial activities will not bother local residents.

“I believe that there is a demand for these plots because the availability of industrial plots is limited in the capital region and the area has attracted interest among operators. In spite of the economic situation, there has been a demand for industrial plots,” says Olli Isotalo, Deputy Mayor for Urban Environment.

A contractor is carrying out pre-construction work in the area, which should be completed in late 2025. The plots will then be ready for construction. The contractor has done rock excavation work and built streets, a water supply and sewer network, stormwater sewers and other municipal infrastructure. This will enable the development of the area into an industrial and workplace area.

The city’s aim is to find operators to build premises for business activities, either for themselves or one or more designated operators.

The two-phase application procedure is open to all. The application period starts on 10 January 2025 and ends on 12 May 2025. The decision on the selection of operators will be made by the Business and Competitiveness Subcommittee of the Espoo City Board.

At this point, the city is looking for operators for the two easternmost blocks. Their total size is over 55,000 square metres with a permitted building volume of about 22,000 gross square metres. The entire Kulmakorpi 1 area has a permitted building volume of 75,000 gross square metres. The city’s intention is to lease the plots.

The aim is to find operators whose activities are in line with the detailed plan. The city will also assess the project’s impact on employment when processing applications.
