The plan for Mäkkylänkuja will not continue – The wooden blocks of flats and the shop by Ring Road I will not be built for now

Developers Skanska and A-Kruunu have withdrawn from the Mäkkylänkuja local detailed plan project. The preparation of the plan has been discontinued. The purpose of the plan amendment was to build residential blocks of flats, a grocery shop and a multi-storey car park on the plot where a school and a day-care centre used to be.
The planning area is in Mäkkylä, right beside Ring Road I. Skanska and A-Kruunu have had a planning reservation for the area owned by the city, granted at the time by the Business and Competitiveness Subcommittee of the City Board and extended until now. The planning reservation will now expire and the plans will not be realised. A place for the sports field of the Postipuun koulu comprehensive school located in the planning area is still being sought closer to the school.
In the master plan, the empty plot is reserved for public services, but due to the current noise and air quality regulations, it is no longer suitable for this purpose.
The plan for Mäkkylänkuja was already overturned once in the Helsinki Administrative Court in June 2023, after which work on it was restarted in 2025. The latest participation and assessment scheme for the plan was available for public review in November/December 2025. During that time, 14 opinions were submitted on the plans, and around 30 residents from the area attended the resident’s event organised on 1 December 2025. There was enough time to focus on residents’ feedback and it will be retained by the planners. Because the planning work ended, the feedback will unfortunately not be used this time.
In the opinions received and in the residents’ event, some of the residents opposed the plans, but some also found positive sides in them. Most concerns were raised about the impact of noise and air pollution on the quality, pleasantness and healthiness of the planned residential area, the insufficiency of previous traffic reports and the lack of public playgrounds in the area.
“The Mäkkylänkuja plot is basically a challenging area, like places where supplementary building is carried out in a condensing city often are. Understandably, planning does not always succeed in such places. The plot will remain empty for now, and there are no new plans in the horizon in the near future. In the long term, the city naturally hopes that some appropriate use will be found for the area,” says Planning Engineer Johanna Nuotio from the Espoo City Planning Department, who was preparing the plan.
During 2026, the website of the discontinued plan will still be available to read on the City of Espoo website on the website of the Mäkkylänkuja plan.
